MassHousing is now offering a loan program that allows first-time home buyers to use the $8,000 federal tax credit as part of their down
payment or to cover closing costs, rather than waiting until they file their 2009 taxes.
If you're a 1st time home buyer or haven't owned a home for 3 years you qualify for the $8,000 federal tax
credit. This is CASH (not a loan) put another way .......... If
you buy a home and close before the November 30th deadline it's like making $8,000 just for buying so if at tax
time you owe the feds say $3,000 in income tax .. YOUR TAX IS PAID AND YOU WILL GET CASH OF $5,000 FOR THE
DIFFERENCE!!

All you need to do is buy a property with me as your Buyer agent. So why can't your
agent do the same thing? Well, I guess you need to ask them. Often, if not always, you work with an
agent who works for a broker and that broker sets policy. Most firms, its safe to say,
will not share their commission with you. Also, your agent must pay a percentage of his/her
commission to their broker. In some cases this can be as high as 70% of the commission! The moral
of the story is there is nothing to share.
So how is it I can do it? Simple, I am the broker, I own the firm, and I set
policy. My policy is if you purchase a property, any property listed on MLS®, with me as your buyer broker I
will pay you 50% of whatever my firm is paid in cash after your closing. I will put it in writing.
Please know we are not talking about a small token cash payment to you. This is substantial amount of
cash to be paid to you. Often times the commission to a buyer agent is two to three percent of the
selling price. You will be paid 50% of that after closing by me.
HOW IT
WORKS
You're buying Real Estate so what's to rebate? You don't pay a commission anyway, right?
Wrong. Yes, the seller pays the commission to the listing agent and builds that amount into the house. So,
you pay it by default. If you don't use a buyer agent then the seller's agent keeps ALL the commission!
Working with me will actually make you money. THOUSANDS! How? Say you buy a house for 400k and the commission
offered the cooperating Broker, (my firm) is 3%, that's $12,000. After closing on this property I will write
you a check for 50% of that or $6,000!! That's money you did not have; and the seller agent would have kept!
If you bought with some other broker you would have left that on the table. It's that
simple.
